Sunlight reports for people who show flats to others
Sunlight is what the client asks and the viewing can't answer. The pack of 10 is the way to start: 10 reports on specific flats for €119 (VAT included), so you can bring a measured figure instead of an impression. If you need an invoice with your tax ID, you ask for it when you pay.
Who it's for
For anyone who works with other people's flats and has to explain what it's like to live in each one.
Buyer's agents (personal shoppers)
Screen flats before the viewing and show the client what time the sun reaches each window, in winter too.
Home stagers
Know when the light reaches each room to choose curtains and textiles, and when to take the photos.
Small agencies
Attach to the brief, or send to the buyer, a report built on official data, without looking it up by hand or relying on what the seller says.
Property administrators
Answer with a measured figure when someone asks how much sun a flat in the building gets, and what it was calculated with.
What's included
Each report
- The hours of direct sun at each window, what time it comes in and goes out, and how much it gets on 21 December, counting the buildings and trees in front.
- Façade noise, flood risk, planning, building data, what's within walking distance and local prices, with their official sources.
- A private link for 12 months, the PDF and an email, in Spanish, English or Catalan.
The pack
- Ten reports on ten different flats. The first is calculated when you pay and delivered in a couple of minutes.
- The other nine come in a code sent in the payment email: enter it under "Have a code?" when you order each report, with nothing more to pay. It's valid for 12 months from purchase.
- The buyer can use the code or share it with colleagues and clients.
Price
The price depends on the first flat in the pack: with LiDAR (Catalonia, Navarre and the Basque Country) or without it, using the Cadastre's buildings.
With LiDAR (level A)
€119
Per report: €11.90
you save €71 (€190 for single reports)
Without LiDAR, indicative (level B)
€79
Per report: €7.90
you save €41 (€120 for single reports)
The code from a pack with LiDAR is valid for any flat. The one from a pack without LiDAR is valid across Spain; for a flat with LiDAR you pay €7 extra. A report without LiDAR says it is indicative before you pay.
Invoice with your tax ID
If you need an invoice in the name of your company or as a self-employed person, tick "I need an invoice with my tax ID" when you pay and enter your billing details: you receive the full invoice by email. Without the box you get the simplified invoice (the receipt). If we refund you, you receive the credit note.
A sample report
This is what a report looks like: a real flat on Carrer de la Marina, in Barcelona, with the sun at each window, the noise, the risks and the surroundings. It's what your client receives.
Professional plan
For a large volume (for example, 50 reports a year or more), with your agency's logo on the PDF, monthly invoicing or payment by bank transfer and a tailored price. Write to us and we'll talk it through.
Frequently asked questions
How do I use the other nine reports?
With the code in the payment email. When you order a report, enter it under "Have a code?" and the report is free. Each use is one report on one flat, and the code is valid for 12 months from purchase.
Can I share the code with colleagues or clients?
Yes. It's an ordinary code: whoever enters it can use it until the nine uses run out or the 12 months pass.
Do I get an invoice with my tax ID?
Yes, if you tick "I need an invoice with my tax ID" when you pay. We ask for your billing details (with your tax ID checked) and the full invoice arrives by email. Without the box you get the receipt. If you ask for a refund, you get the credit note.
What if the flat doesn't have LiDAR?
The pack costs €79 instead of €119 and the reports are calculated from the Cadastre's buildings: it's an indicative calculation, with a typical error of 20 to 40 minutes a day, and it says so before you pay. That pack is valid across Spain: for a flat with LiDAR you pay the difference between the two prices of a report.
What if the first report fails to calculate?
It's retried. If it can't be delivered, the whole payment is refunded and the pack's code is cancelled.
Is it a valuation or a certificate?
No. It's an estimate from public data on the sun, noise and surroundings of a specific flat. It doesn't replace the viewing or a surveyor.
