Frequently asked questions
What people ask us most before ordering a flat report.
The report and the sun
What exactly is “direct sun”?
The sun lighting the outside centre of the window with nothing in the way. The brightness of an overcast day or light bouncing off the building opposite doesn't count.
What does the report include besides the sun?
Inside the flat, the solar heat in summer and the noise on each façade, and the sun on the terrace or roof terrace if you ask for it. For the building, the year built, the energy certificates, fibre and mobile coverage by operator, and tourist flats. For the street and the neighbourhood, air quality, the low-emission zone, walking distances, flooding and radon, planning and prices. Everything with its source and date, plus questions to ask at the viewing.
What if I don't know which way the flat's windows face?
Tick “I don't know” and we'll calculate every side of the building for the same price. In the report you'll see each one by name: the street or the inner courtyard.
How reliable is the sun calculation?
We follow the sun minute by minute over a 3D model measured from the air with LiDAR. The margin depends on the LiDAR's resolution: ±5 min a day with 25 or 50 cm (Barcelona and its area), about 15 min with 1 m (the rest of Catalonia and the Basque Country) and about 20 min with 2 m (Navarre outside Pamplona and its surroundings); with the Cadastre's buildings, 20 to 40. We're comparing it with observations in real flats and will publish the result. What the calculation can't see (bare trees in winter, recent construction, awnings) we tell you in the report itself.
Is it useful if I'm renting?
Yes. Sun, noise and surroundings matter just as much when renting, and the report takes a couple of minutes: you can get it between one viewing and the next.
Does it say whether the flat gets hot in summer?
It says how much solar energy reaches the glass of each window on an average day in July and in January, at what hours direct sun coincides with a hot street, and whether the flat is on the top floor. It is how much sun the window gets, not the temperature inside the flat: we don't know the glass, awnings, insulation or air conditioning.
What's the difference from a valuation?
A valuation puts a sale price on the flat and is signed by a valuer. Asoleo doesn't value the flat: it measures what it is like (the sun, heat and noise on each window) and gathers public data about the building and the area, each with its source and date. It gives the area's average appraisal and rent only as a reference. Nor is it an energy certificate, and it doesn't replace the land-registry extract (nota simple), the building inspection (ITE) or a technical survey. Use it to decide and to ask the right questions at the viewing.
Price and payment
How much does the report cost?
€19 where there's LiDAR (Catalonia, Navarre and the Basque Country) and €12 in the rest of Spain, VAT included. Pay by card or Bizum, no account or subscription, and the report arrives in a couple of minutes. There is a pack of 3 reports that works out cheaper per report.
Can I get a refund?
The report is delivered instantly as digital content, so by paying you waive the right of withdrawal. If we can't calculate it, we refund you without you having to ask. If a figure is wrong because of our mistake, write to us and we'll look into it.
Where it works and the data
Does it work in Madrid, Valencia and outside Barcelona?
Yes, everywhere in Spain, including Navarre and the Basque Country. In Madrid, Valencia and the rest of Spain the report costs €12 and the sun is calculated from the Cadastre's buildings, a simpler model: it's indicative, with a typical error of 20 to 40 min a day, and we tell you before you pay. Where we measure with LiDAR (Catalonia, Navarre and the Basque Country) it costs €19, with the margin of each resolution. For Madrid (125 neighbourhoods) and Valencia (79) there is also a free page for each neighbourhood and street with the indicative winter-sun scale: Sunlight by neighbourhood in Madrid and Sunlight by neighbourhood in Valencia.
What does the report include outside Barcelona?
Almost the same: summer solar heat, the noise on the façade, air quality, fibre and mobile coverage, walking distances, flooding and radon, the land class and planning in force, local rents and the summary with questions for the viewing. What changes is the accuracy of the sun (indicative, without LiDAR), and there is no sun for balconies, terraces or roofs. Other data depend on there being an official source: energy certificates (Catalonia, the Valencian Community and Madrid), tourist flats (where the register is public) and the low-emission zone (cities with data). Each chapter gives its source or says there is no data.
How can I tell if a flat is noisy?
Look at the noise façade by façade: the report gives the day and night level of each one from the official noise map (in Barcelona, the City Council's 2022 map), with the year of the data, and compares it with the 45 dB at night that the WHO recommends. Where there is no official map, it gives an estimate by category (quiet, moderate or noisy) with an error of about 5 dB. It is the noise outside the façade, not what you hear inside: check it at the viewing, at another time of day and with the windows open and closed.
Does it say whether the flat has fibre and good mobile coverage?
We tell you which operators bring fibre to the building and at what speed, and which have 4G and 5G in the street, using the data they report to the Ministry for Digital Transformation. Fibre in the building doesn't mean the flat already has a socket, and mobile signal indoors can be worse than in the street.
Does it say whether the building has tourist flats or the flat is in a low-emission zone?
Yes. We tell you how many tourist homes are registered in the building and within 100 m, and whether the flat itself is in the register, where the register is public; where it isn't, we say so rather than claim there are none. For the low-emission zone, whether the building is inside and what it restricts. It's indicative: it doesn't replace checking the community statutes or the local ordinance.
